Graça is the historic Lisbon neighbourhood with the best balance between authenticity, location and appreciation potential. Spark Capital has two projects here.
Graça sits on Lisbon’s highest hill, above São Jorge Castle, just north of Mouraria, with the Tagus visible from almost any street. It is one of the few historic-centre neighbourhoods where everyday neighbourhood life still works: local market, morning bakeries, viewpoints at the end of the day. It hasn’t been gentrified to the point of losing its identity, it’s at a moment when it’s still possible to enter.
That’s why buyers who arrived late to Mouraria, Intendente and Alfama are now looking at Graça. And it’s why Spark Capital is here with two projects.
Graça has three viewpoints within a few minutes on foot, Senhora do Monte, Graça and Sapadores, covering the full south to south-west perspective over Lisbon, the Tagus and the south bank. It is the city neighbourhood with the highest density of panoramic views, and the only one where residential streets still share those views with everyday housing buildings. It is not a luxury restricted to penthouses, it is part of daily life.
Living in Graça means having the best of Lisbon ten minutes away on foot, without living inside the tourist circuit. The Castle, Mouraria and Intendente are immediate neighbours. Martim Moniz is 5 minutes by metro. Alfama, on foot, less than 15.
The neighbourhood has what makes a place work day to day: market, pharmacies, schools, restaurants serving benchmark Portuguese cuisine that haven’t tripled their prices for tourists. The pace is that of historic Lisbon, with the metro and bus network ensuring access to anywhere in the city.
For investors, Graça has a clear competitive edge over Alfama and Mouraria: it’s still possible to buy at prices that allow real returns. For owner-occupiers, the reason is different, a neighbourhood that hasn’t lost its people.
Lisbon’s property market is consolidated, but within the city, appreciation profiles vary widely. Alfama is at its ceiling. Chiado and Príncipe Real are above €8,000/m². Graça still has room, and the right fundamentals to be the natural next step of that appreciation.
Demand has grown consistently over the past five years, driven by domestic buyers returning to the centre, foreigners looking for historic Lisbon without the premium pricing, and investors who understand that neighbourhoods with their own identity are the ones that appreciate most sustainably.
What Spark Capital does in Graça is urban regeneration with construction quality above the neighbourhood’s standard. Not new construction, restoring buildings with history and turning them into modern residences while preserving the neighbourhood’s scale and character.
Average prices in Graça today range between €5,500 and €7,000/m² for quality regeneration, below the €8,000-10,000/m² seen in Príncipe Real, Chiado and Estrela, but with the same central location. This price gap does not reflect location quality, it reflects that the market has not yet closed this window. When it does (estimated 3-5 years), values will converge.
